Overview

Meissner Filtration Products have engaged with Taylor Group to masterplan the future development at their Castlebar facility in Co. Mayo that will support the continued phased expansion of their operations.

The initial stage of this expansion will be a multi-product extension, with an overall floor area of 16,374m, to their existing facility that willpro-vide additional production capability, princi-pally around the assembly of components and associated activities.

The expansion follows the completion of a fitout project in an IDA Advance Technology Building and IDA road realignment project specifically designed to accommodate Meissner’s planned expansion programme. The additional land secured in the initial building purchase will allow for future expansion plans. The groundwork for this expansion is set to begin Q1 2023.

The design is currently at pre-tender stage with planning permission approved in September 2022. Tender is scheduled for Q3 2023.

Appointment

TG was engaged as a single point design team to deliver the design, planning procurement and administration of contracts on site in a traditional build contract.

Project Brief

Workshops were convened after appointment to fully scope the project. 2 no. additional ISO 8 production cleanrooms with 60 Air Changes per Hour , 2 no. ISO 8 extrusion molding cleanrooms , 4 test labs, expansion of the existing gowning capacity , staff changing and welfare facilities , canteen, offices , staff gymnasium and a high bay warehouse , staff entrance and an additional 215 car parking spaces were provided.

In addition , a full utilities upgrade of both power cooling and water supply was required.

Project Challenges

Expansion projects have many challenges for the client: relocation of production activities, decommissioning of redundant equipment and services, contractors intervention into a live operation facility, identification of contractor access points, removal of waste material, potential impact on existing emergency/personnel routes, contractor materials delivery and placement. To mitigate these risks TG implement our Risk and Opportunity strategies so risks to production or general client activities were identified, assessed and prudent mitigation methodologies will be put in place to protect MFP for the duration of the site operations stage.

Planning

Following engagement with Mayo Co. Co. to review the proposed scheme, at the pre planning stage, a Planning Application for the development was logged June 2022 with Grant of Permission received in September 2022 without the request of any additional information from the planner.

Health & Safety

TG also provided the services as PSDP.

Building Services

A full suite of building services drawings will generated including integration into site BMS/FMS systems. New P&IDs were generated by the design team.

A detailed walk down of all systems & handover of O&M Manuals and Safety File.
