This was a major development for our client and the largest capital investment on site following the development of the original facility build in 1976. A full master planning exercise was executed by Taylor Group to ascertain the best location and orientation for the expansion considering the possibility for future investment on site and connectivity to existing facilities and utilities.

Overview

Following the development of a ten-year planning exercise (LRP), our client identified specific requirements for an increase in the production capability, warehousing and associated goods handling and storage areas and this was achieved by locating all new manufacturing capability to the north of their manufacturing building with direct connectivity to existing production units.

In order to service an increase in production floor area, additional ancillary space was provided for offices/administration, technical support areas, and an overall increase in the electrical load of the plant required a new MIC supply with backup system, and provision of utilities to service the placement of equipment.

The project was successfully navigated through the planning and building control stages with no impact on our clients future plans for expansion. This was important as the site bordered a Special Area of Conservation (SAC) and in consideration of this, the site master plan provided for future expansion capability of c.300,000 m2 utilizing existing facilities, docks etc. A temporary independent construction access route was planned to mitigate impact to production staff vehicular access/egress to and from the site. Utilities services were provided either to replace or supplement existing and the critical nature of tie-in points relied on detailed site surveys and analysis of utilities current and future loading.
